Let’s be direct about this
“Flat fee” makes some sellers assume something has been removed. Nothing has. A flat-fee full-service listing is not a reduced service, a limited service, or a discount service. It is the same work, by licensed agents, with the same marketing and the same MLS reach — priced as a flat number instead of a sliding percentage.

Listing a $700,000 home is not twice the work of listing a $350,000 home. A percentage charges as though it is. That is the argument, and it is the only one we are making.
Where flat-fee MLS fits in
There is a third thing in the market that also gets called flat fee, and it is worth understanding because it is genuinely different: a flat-fee MLS service. For a few hundred dollars your home is entered into the MLS, and you direct the sale yourself — pricing, photos, showings, offers and deadlines.
That is a real product for a real seller. If you have sold before, already have your buyer, or are transferring to family and mainly need the transaction handled properly, a self-directed listing can be exactly right and there is nothing wrong with choosing it.

Questions worth asking
Is a flat-fee listing full service?
Yes. Licensed agent representation, pricing strategy, professional photography, full MLS listing and syndication, marketing, open houses, all showings, offer negotiation and transaction management through closing are all included in the flat $6,500. Nothing is removed and nothing is optional.
Does my home get less exposure?
No. It goes on the same MLS and syndicates to the same portals as any other listing, with professional photography. Buyers searching Zillow, Realtor.com or Redfin see it exactly as they would a 6% listing. Exposure is not what we cut — the fee is.
Then how can the fee be lower?
Because the cost of delivering a listing has fallen and a percentage has not. Photography, marketing, syndication and transaction management run on modern systems and a team model rather than percentage-based overhead. That efficiency goes to the seller instead of the brokerage.
What is the difference between flat-fee MLS and what you do?
A flat-fee MLS service enters your home on the MLS for a few hundred dollars and leaves the selling to you. Shift2Sell is a full-service brokerage: a licensed agent prices, markets, shows, negotiates and manages the transaction for a flat $6,500. Different products for different sellers.
Is there anything on top of the $6,500?
One item: a $695 brokerage administration fee, paid to the brokerage at closing. Nearly every Minnesota brokerage charges an admin fee and most do not mention it until closing. That is the only addition.
