A broker license, not a salesperson license

Minnesota has two license classes. Nearly every agent you meet holds the first one. Josh went and got the second — a broker license, which requires additional coursework, an additional exam, and experience before you are eligible to sit it. He works as a broker associate, meaning he holds that license while practicing under the brokerage.

It is not something clients usually ask about, and it does not change the fee. It does mean the person handling your file understands the contract and the compliance side at a level the minimum does not require.

The $240,000-to-$2.4-million range is the part worth noticing. An agent who only works one price band learns one set of buyers. A ten-to-one spread means he has run a first-time purchase and a seven-figure listing in the same year, and a flat fee is worth dramatically more to you at the top of that range than at the bottom.

Josh grew up around the business, but his own ten years have all been in the modern market: thin inventory, offers written the same day, buyers competing on terms rather than price. He never learned the habits a lot of agents are still running on.
